A collection of 24 spacious holiday cottages, each with its very own hot tub, nestled in the heart of stunning Lincolnshire countryside. Offering a variety of accommodation ranging from cosy two-bedroom options to spacious five-bedroom retreats, it’s never been easier to find the perfect space for a family holiday or group holiday.
The thoughtfully designed cottages feature individually designed bedrooms, all with their own en-suite bathrooms, and some conveniently located on the ground floor. Ashlin Farm Barns is the perfect base for exploring Lincolnshire, offering easy access to the historic city of Lincoln and various nearby attractions.
Take leisurely walks down a peaceful country lane that leads you through a wild flower meadow, tranquil woodlands, and a nature reserve. Each cottage features its own private garden, providing a serene spot to relax and enjoy the beautiful views. Guests can also enjoy access to a well-stocked fishing lake at no extra cost. Don’t forget your canine companion as many of the homes are dog-friendly.

Chestnut House
Tucked away on a serene country lane, it boasts its own private garden and hot tub, for up to 10 guests. Enjoy the convenience of private parking on-site. The open-plan living space has ample room for relaxation, featuring a games room, outdoor dining under cover and a barbecue so even weather can’t dampen your festivities. With five en suite rooms—three kingsize beds and two twins—you’ll find everything you need for restful nights including underfloor heating throughout. One of the bedrooms is conveniently located on the ground floor, offering easy accessibility.
The Elms
With 4 double en-suite bedrooms, all beds are inter-changeable from kingsize to twins, these individually designed bedrooms make it a home made for celebrating. Ideal for a family holiday or a group holiday, it features a hot tub for up to 8 people, BBQ, undercover garden furniture, and ample private parking. Featuring a wood burning stove and underfloor heating troughout, this is an all seasons home, and if you are looking for a festive break it can even be decorated at Christmas for you.
The Sycamores
The Sycamores has a large, comfortable open-plan interior with a contemporary design. Four super-king size bedrooms, all of which have the option to be split into two twin beds, if you prefer. Each bedroom is individually designed with its own en-suite facilities and wall-mounted TVs. There is one bedroom located on the ground floor and three bedrooms on the first floor. The large, enclosed private garden has its own hot tub for your entire group, heated outdoor shower, illuminated seating area, and barbecue. Pets are welcome in this Barn. Free private parking is available on-site.
Blue Iris Cottage
This is one of the smaller properties within the collection, featuring 3 double en-suite rooms that can be changed to twins, making it suitable for family holidays and group holidays due to its versatile room configurations and amenities. The private garden and hot tub make it perfect for a romantic retreat. It contains all of the amenities of its sister properties. Private garden and hot tub, BBQ, dog-friendly and accessibility friendly, as all rooms are on the ground floor.
